How to Search

When you get to the foreclosure search, we recommend that you keep it as simple and broad as possible.
For example: Joe Smith lives at 123 Sample Street in Denver, CO. Because Joe lives in Denver, County, he should search the Denver County Public Trustee site for his foreclosure. On the Denver County Public Trustee foreclosure search page, input only “Smith” under last name and “Sample Street” under Street name. These search engines are not very intuitive so the simpler you keep it, the better. This should pull up all Smiths with foreclosure sale dates on Sample Street.

Once a Short Sale is started, we recommend checking the foreclosure sale date at least three times during the transaction.
1. When the Short Sale is initiated.
2. Half way through transaction.
3. About 2 weeks prior to estimated sale date.
*Important- foreclosing attorneys sometimes do not relay a postponement or deletion of foreclosure until the last moment (sometimes even as close as the day before foreclosure). If you feel this might be the case, call the foreclosing attorney’s office.

Lastly, once you have completed your search, you should have a list of foreclosures to choose from. Scroll through the list until you find your property. For more detailed information, click on the hyperlink. There you will find your foreclosure sale date!

*NED (Notice of Election and Demand) date is the original filing in the county whereas the “sale date” is your foreclosure auction date.

If you do not find what you are looking for, make it even simpler. Input only “Smith” with no street name. If you still are not finding a foreclosure sale date, there are two possibilities.
1. There is no foreclosure sale date.
2. The information provided is not accurate.
*Always double check any information provided.
